Peaceful Pines Bungalow Rental Agreement

Thank you for booking Peaceful Pines Bungalow. The bungalow is located at 141 Ensign. A map to the place can be found on our website at PeacefulPinesBungalow.com. The combination to let yourself in the place is (entry code given when signed agreement is returned). If you plan on using the internet when you are there the WiFi information is on the table beneath the television in the living room.

  1. Check in time is after 4pm CST, and check out time is by 10am CST. All occupants are solidarily liable for upholding the rules of this agreement. Please complete the agreement electronically.
  2. TRASH – All trash should be bagged and put in the green trash bin in the carport. Trash pickup is Monday and Thursday mornings. If you are here during these times please roll out the trash bin the night before so that your trash can be carried away. Also, at the end of your stay, please roll out the trash bin to the end of the driveway.
  3. MUD AND DIRT - Please do not track mud and dirt into the bungalow. The banks around Toledo Bend have a lot of red clay that can easily be tracked into the bungalow if one is not considerate of it. Please be considerate and check your shoes before you come into the bungalow, and take your shoes off if they have mud or dirt on them. If you don't want to walk in the bungalow in your socks we recommend bringing a second pair of shoes that you put on when you are inside the bungalow. We have a very clean bungalow, and we want to keep it that way. Mud or dirt tracked into the bungalow will result in forfeiture of the damage deposit. Determination of whether mud or dirt has been tracked into the bungalow will be at the owners' sole discretion.
  4. PETS - This is a PETS ALLOWED facility. Please only pets that are small-medium sized. We don't want large pets in the bungalow. This includes but is not limited to great danes, St Bernards, Chows, etc. Clean up after your pets both inside and out in the yard. Do not allow pets on the furniture. Do not allow your pets to leave the yard and venture onto other properties. Please leash your pets when you take them off the property. Crate your pets when you are away, and please make sure their feet are clean before letting them walk around inside the bungalow.
  5. TOWELS – The towels we provide in the bathrooms are for bathing. Please do not use the bath towels for anything other than bathing. If you need towels for wiping up spills, cleaning off mud off your shoes or the floor, or for other non-bathing purposes we have provided some towels suitable for this that are located under the sink in the utility room. Damage to bathing towels will result in forfeiture of the damage deposit in an amount necessary to replace damaged bathing towels. Determination of whether bathing towels have been damaged will be at the owners' sole discretion.
  6. This is a NON SMOKING facility. $250 will be charged for smoking inside the bungalow. Determination of whether or not the bungalow has been smoked in will be at the owners' sole discretion.
  7. PHONE – The bungalow does not have a telephone. Guests agree to provide their own telephone service and agree to hold the bungalow, its owners, managers, agents, and assigns harmless in the event of emergency due to lack of telephone service.
  8. INTERNET – The property has an internet connection that guests are permitted to use. The internet connection is not a mission critical amenity, and as such, does not warranty correction in the event it is not working. By using the internet the guest understands that the internet is no more secure than a coffee shop, or a hotel, where internet traffic is very easily observable. No refunds are given for internet outages. Our priority is to give a great lake experience, not an internet experience.
  9. GRILL – There is a gas grill on the premises. Gas is not provided. If there is gas left over in the grill you are welcome to use it. If not please purchase an exchange at one of the nearby exchange facilities like Dollar General. Guests agree to hold the bungalow, its owners, managers, agents, and assigns harmless for the use of the grill. Guests agree to take precautions and use the grill in a safe manner and a safe distance from any structures.
  10. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required. This must be received before booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. Determination of whether or not there is damage to the property shall be at the owners' sole discretion. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:
  11. No damage is done to the bungalow or its contents.
  12. No charges are incurred due to contraband, authorized pets or collection of rents or services rendered during the stay.
  13. All debris, rubbish and discards are removed from the premises.
  14. All keys are left in the lock box and bungalow is left locked.
  15. All dishes, utensils, and kitchen equipment are cleaned and put away.
  16. Floors are swept and free of sand and mud.
  17. No linens are lost or damaged.
  18. PAYMENT – Payment equal to $500 is required to reserve the bungalow. The advance payment will be applied toward reservation amount. Accepted forms of payment are checks, money orders, major credit cards, Paypal, Venmo. If paying with a check make the check payable to Dennis Thompson and send to 142 Jodie Williams Road, DeRidder LA 70634. The advance payment is not a damage deposit. The BALANCE OF THE RESERVATION AMOUNT is due thirty (30) days before your arrival date.
  19. CANCELLATIONS – Cancellations are not allowed. However, so that neither party loses their investment, rescheduling is allowed without an expiration as credit towards a future reservation. No situation, including but not limited to early departure, weather conditions, illness, etc. warrants any refund of rent or deposit. Canceled reservations involving Memorial Day, 4th of July, and Labor Day are not refundable and not allowed to be rescheduled. The courtesy of rescheduling is only available to book-direct guests. If you used an OTA their cancellation rules apply.
  20. MONTHLY RESERVATION CANCELLATIONS – Monthly reservations must be canceled one-hundred twenty (120) days prior to check-in. Monthly reservation changes that result in a shortened stay must be made at least ninety (120) days prior to check-in.
  21. MAXIMUM OCCUPANCY- The maximum number of guests in the bungalow is limited to six (6) persons. There is one (1) king bed, one (1) queen bed, and one (1) full bed.
  22. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Consumables like soaps, tissues, water, electricity, and gas are included in the rental rate. We typically like to stock the bungalow with hand soap, laundry detergent, and dishwasher detergent. It is recommended to bring your own body soap, shampoo, and conditioner.
  23. SECURITY CAMERAS – Exterior cameras may be mounted around the outside of the bungalow are used for both advertising and security purposes. By accepting this reservation you agree that the likenesses of all guests will be captured by these cameras. Do not disable the security cameras or cause them to have interruptions in service.
  24. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
  25. NO DAILY MAID SERVICE – While linens and bath towels are included in the bungalow, daily maid service is not included in the rental rate. In the utility room there is a washer and dryer. The bungalow will be cleaned and ready when you arrive. In the unlikely event that the unit is not cleaned on your arrival contact me, and the problem will be corrected as soon as possible and depending on the availability of cleaning personnel. If this happens $40 of your cleaning fee will be refunded back to you.
  26. WRITTEN EXCEPTIONS – Any exceptions to any policies contains in this rental agreement must be approved in writing in advance.
  27. Parking is limited to four (4) vehicles. Please do not bring more than 4 vehicles or there may not be enough parking spaces. Park vehicles in the carport or in the driveway. Parking in the lawn, on the road or across the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner. Be sure to chock trailer wheels of any trailers disconnected from vehicles.
  28. WEATHER POLICY / ROAD CONDITIONS – No refunds will be given for weather conditions. Our roads are maintained, however no refunds are given for weather conditions, road conditions, or other any acts of God.
  29. DO NOT USE NEIGHBORS' PROPERTIES – Please do not enter the properties of the neighbors.
  30. HOLD HARMLESS (premises) - This bungalow is privately owned; the owner(s) are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
  31. HOLD HARMLESS (water and swimming) – The bungalow, its owners, managers, agents, and assigns make no representations or warranties with regard to swimming. In fact while there are popular swimming spots for swimming in the area, the bungalow, its owners, managers, agents, and assigns do not recommend swimming in the lake. There are obstacles in the water, and the lake bed is soft and muddy. It is difficult to walk on the lake bed. The bungalow, its owners, managers, agents, and assigns are not responsible for any accident, injuries, or illness that occurs in or near the water at the property. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from entering near or into the water or others whom they invite to use the premises.
  32. HOLD HARMLESS (AS-IS, WHERE-IS; INDEMNIFICATION). You agree to indemnify, defend and hold harmless the bungalow’s owner, manager, agents, assigns and all of their respective partners, owners, officers, directors, employees and agents (all of the foregoing are hereinafter, separately and collectively referred to as “Indemnitees”), from and against all claims, causes of action, losses, damages, suits and liability to every kind, including all expense of litigation, court costs and attorney’s fees for damage to any property, or for injuries to or sickness or death of any person caused by, arising out of or related, directly or indirectly, to the use or enjoyment of the premises by you, any of your guests, invitees or any other person or entity, on the premises under the authority or consent of you. This indemnity shall apply even though any such damage, injury, sickness or death is caused in whole or in part by any defect in or condition of any such property or any defect in or condition of any area, facilities, equipment, tools or other items which may be provided by Indemnitee, whether or not such defect or condition was known by Indemnitee. This indemnity shall apply regardless of whether or not any such damage, injury, sickness or death is contributed to by the negligence or fault of Indemnitee, and also even though Indemnitee is strictly liable therefor. Furthermore, this indemnity shall include, but not limited to, any claim or action for damages on account of injury to or illness or death of a guest, member, or invitee of the renter. Under the provision of this indemnity, the renter is agreeing to indemnify Indemnitee from Indemnitee’s own negligence or fault, but this indemnity shall not apply to any such damage, injury, sickness or death which was caused by the sole negligence or sole fault or Indemnitees and which was not caused in part by the negligence or fault of the renter, your guests, invitees, or any other person or entity. If requested to do so by Indemnitee, the renter will assume, without expense to the Indemnitee, the defense of any such claims or actions and will reimburse Indemnitee for all expenses (including without litigation court costs and attorney’s fees) incurred in investigating, handling and defending against any such claim or action.

Frequently Asked Questions (FAQ)

   Check-in is after 4:00 PM CST and check-out is by 10:00 AM CST. This allows us enough time to ensure the bungalow is professionally cleaned for the next guest.

   Yes! We allow small-to-medium-sized dogs. We ask that you keep pets off the furniture, crate them when you are away, and ensure they are leashed when outdoors. Please clean up all pet waste immediately.

   Toledo Bend is known for red clay. We require guests to check their shoes or remove them before entering. Tracking mud or dirt into the bungalow will result in the forfeiture of your damage deposit.

   A $250 damage/reservation deposit is required. It is fully refundable within 14 days of departure, provided the property is left clean, undamaged, and all house rules (like the mud and smoking policies) were followed.

   No. Our maximum occupancy is strictly limited to six (6) persons. Falsified reservations or exceeding this limit are grounds for immediate forfeiture of your stay and deposit.

   Peaceful Pines is a non-smoking facility. Smoking inside the bungalow will result in an immediate $250 charge.

   Cancellations are not allowed; however, we do allow rescheduling without an expiration date as credit for a future stay. Note that holiday bookings (Memorial Day, July 4th, Labor Day) cannot be rescheduled or refunded.

   We provide an internet connection for guest use, though it is not "mission critical" and outages do not warrant refunds. There is no landline phone, so guests should ensure they have their own mobile service.

   We provide a one-time setup of bed linens and bath towels. Please note that bath towels are for bathing only. Utility towels for spills or cleaning are located under the sink in the utility room.

   Parking is limited to four (4) vehicles. You may park in the carport or driveway. Do not park on the lawn, the road, or neighbors' property. Our carport includes a dedicated spot to charge boat batteries.
